Why Is A Separate License Required

to Work on Manufactured Houses?

Manufactured homes are designed with different primary goals than site-built homes.  Manufactured homes have to be lightweight, flexible, adaptable to multiple climate conditions and transportable.

These goals result in the use of different appliances and materials and in common material being used differently.  For example:

  • Wood members are strengthened by the use of special adhesives
  • Gypsum products are attached to trusses and walls without screws and/or nails to create shear diaphragms.
  • Roofing systems are designed to support a specific roofing material and to change types or material or overlay material could cause harm to the home.
  • Electrical systems are designed with different feeder services/equipment to support the home only and expanding the system could take it out of compliance;

  • DWV, electrical, gas and support systems are designed to allow the home to be relocated without damage;

  • Home interiors are sealed with very little passive air infiltration--good for temperature control but sensitive to common air pollutants requiring appliances rated specifically for manufactured home use;

Understanding the sometimes delicate balance created within the entire structure will help you understand the need for training and the use of special equipment to maintain and service these homes.

To apply for a manufactured housing  license start by calling the Division’s education officer (702-486-4592) for study guides and testing information.  For licensing information and applications call the licensing officer (702-486-4590).  Additional information is available at  www.mhd.state.nv.us.

Legally, Nevada Revised Statue (NRS) 489 requires licensing by the Manufactured Housing Division to work on manufactured houses .

The Nevada State Contractors Board cannot regulate any work performed on manufactured houses.  In fact, within the Nevada State Contractors Board’s statute NRS 624.3015 prohibits contractors from working on manufactured housing without a license from the Manufactured Housing Division.  Simply stated NRS 624.3015 tell us you would be working “beyond the scope of your license” if you do not have the Manufactured Housing License.
